Set on the edge of the idyllic New Forest and just two miles from the historic market town of Ringwood, Upper Kingston Farm Cottages provide quality self-catering accommodation set on a rural, working farm.

These characteristic Victorian farm buildings have been carefully restored and converted to 5 cottages varying in occupancy capacity from 1 to 4 people. Newly opened on the 20th August 2010.

Using the latest green technology for heating and hot water, our aim is to allow guests to enjoy a wonderful holiday with the least damage to the environment.

With such a fantastic location, the New Forest on the doorstep and great transport links to Bournemouth, Southampton, Poole and Salisbury, Upper Kingston Farm Cottages is a great base to explore this beautiful area.

Swallows Nest Access

Approach

  • The approach to Swallows Nest is via a farm lane made of road planings

Parking

  • Parking is situated in front of the courtyard. The surface of the car park is road planings as per the approach lane.
  • Swallow’s Nest entrance is 5 metres from the car park.

Access

  • From the car park (and on the same level) there is a stone effect pathway to the front door.
  • The cottage is accessed via a single step of 64mm (2.5”), and then a door threshold of 114mm (4.5”).
  • The external door is 838mm (33”) wide, and opens outwards.

Internally

  • Swallows Nest is single storey, with open plan living / kitchen area.
  • There is one internal door in the cottage which is 736mm (29”) wide. There is no step in the doorway.
  • There is a 190mm (7.5”) step into the shower basin. The shower door is (736mm (29”) wide.
  • The hearth on which the wood burner sits is 114mm (4.5”) high, and is located in the corner of the living area.

The Dairy Access

Approach

  • The approach to The Dairy is via a farm lane made of road planings.

Parking

  • Parking is situated in front of the courtyard. The surface of the car park is road planings as per the approach lane.
  • The Dairy entrance is 15 metres from the car park.

Access

  • From the car park (and on the same level) there is a stone effect pathway to the front door.
  • The cottage is accessed via a single step of 64mm (2.5”), and then a door threshold of 114mm (4.5”).
  • The external door is 838mm (33”) wide, and opens outwards.

Internally

  • The Dairy is single storey, with an open plan living / kitchen area, and separate bedroom .
  • There are two internal doors in the cottage which are 736mm (29”) wide. There are no steps in the doorways.
  • There is a 190mm (7.5”) step into the shower basin.
  • The hearth on which the wood burner sits is 114mm (4.5”) high, and is located against the wall centrally in the living area.

The Stable Access

Approach

  • The approach to The Stable is via a farm lane made of road planings.

Parking

  • Parking is situated in front of the courtyard. The surface of the car park is road planings as per the approach lane.
  • The Stable entrance is 10 metres from the car park.

Access

  • From the car park (and on the same level) there is a stone effect pathway to the front door.
  • The cottage is accessed via step of 38mm (1.5”), and then a door threshold of 127mm (5”).
  • The external door is 813mm (32”) wide, and opens inwards.

Internally

  • The Stable is two storey.

Ground Floor

  • The Ground Floor consists of two bedrooms with en suite bathroom facilities.
  • There are 4 internal doors on the ground floor, all 736mm (29”) except the main en suite bathroom door which is 686mm (27”) wide.
  • There are no steps in any internal doorway.
  • There is a 190mm (7.5”) step into both shower basins.

1st Floor

  • The 1st Floor consists of an open plan living / kitchen area.
  • There are no internal doors on the 1st floor.
  • The hearth is 38mm (1.5”) high, and is located in the corner of the living area.
  • There are three vertical beams and three horizontal beams at the edge of the room.
  • The stairs are 178mm (29”) wide, with risers 178mm (7”) high.
  • There are two steps, and then two steps turn right. There are 12 steps in total.
  • There is a child safety gate at the top of the stairs.

The Granary Access

Approach

  • The approach to The Granary is via a farm lane made of road planings.

Parking

  • Parking is situated in front of the courtyard. The surface of the car park is road planings as per the approach lane.
  • The Granary entrance is 21.5 metres from the car park.

Access

  • From the car park (and on the same level) there is a stone effect pathway to the front door.
  • The cottage is accessed via two steps of 190mm (7.5”), and then a door threshold of 140mm (5.5”).
  • The external door is 787mm (31”) wide, and opens inwards.

Internally

  • The Granary is two storey.

Ground Floor

  • The Ground Floor consists of an open plan living / kitchen area.
  • There are no internal doors on the ground floor.
  • The hearth on which the wood burner sits is 114mm (4.5”) high, and is located in the corner of the living area.
  • There is a vertical beam in the centre of the living area.
  • The stairs are 787mm (31”) wide, with risers 178mm (7”) high.
  • There are two steps, and then two steps turn left. There are 14 steps in total.
  • There is a Child Safety Gate at the bottom of the stairs.

    Parking is situated in front of the courtyard. The surface of the car park is road planings as per the approach lane. I stayed in the Swallows Nest which was spotlessly clean and warm. There are couple of rooms on the ground floor and suitable for disabled guests. The amenities were first class and the hosts Hilary and Paul couldn’t do enough to ensure everything met our needs. We will definitely be returning and recommending it to our friends and family.
