Sitting on the banks of Loch Leven, just off the M90 south of Perth, getting to Kinross is easy.
If you need anything at all, we’re never too busy to look up the weather, give you directions or fix you a drink, it’s what we’re here for. And your dog will be made just as welcome, with their own doggie bag of treats and bed for the room.
We’ve got two golf courses on our doorstep and another 200 within an hour’s drive. Plus, there’s plenty of activities to keep you busy.
Standard Rooms for two
If individuality’s what you’re after, you’ve come to the right place. All of our standard double and twin rooms have their own unique style.
Many of them offer views over our courtyard or gardens, and you’ll find a flat screen TV, complimentary Wi-Fi and an ensuite (including a bath and shower) in your room.
Standard Rooms for the family, sleeping three or four
Our family rooms are the perfect base for you and your family to explore Kinross. They’ll sleep you soundly in a combination of double and single or bunk beds.
Feature Rooms for two
Whether it’s a twin or a double, our Feature Rooms give you a little bit more. More space and more goodies, which make for an extra special stay.
There’s plenty of room to kick back in one of our comfy bathrobes after a round or two on the golf course, and enjoy a tasty hot drink – you’ll find tea and coffee, as well as bottled water, in your Feature Room.
They’re all traditionally decorated, each in their own individual style. Our Feature Rooms are quaint and cosy, and one thing’s for sure – you’ll have a great night’s sleep.
Signature Rooms for two
Our Signature Rooms come with all of the extras that you’d find in a Feature Room, with a little added luxury. Four poster beds, beautiful views and a Nespresso coffee machine in there too.
Bring along the whole family
We’re a very dog-friendly hotel, so you’re more than welcome to bring along the pooch. There’s a charge of £10 to cover cleaning costs after your furry friend’s visit, but we’ll welcome them with a doggie bag of treats and a dog bed for your room.
Accessibility
As we started life as a coaching inn back in the 18th century, we don’t have any lifts in the building. But we do have a number of accessible rooms on the ground floor. The bathrooms have grab rails, but they don’t have showers that are suitable for wheelchair use. Just check in with us before you book, so we can make sure that we’re able to accommodate your particular needs.

Parking is great, with two disabled spaces right at the door. Everything in the main hotel was accessible, reception, our room, restaurant, games room. Our room was a very good size, allowing free movement in the wheelchair. It was nicely laid out and pleasant. As i am disabled, all meals could be brought to my room, and the housekeeping staff were very good, including bringing in my various adaptive items I have to travel with. Breakfast was very enjoyable. Overall enjoyed the stay.
