B+B Edinburgh is a privately owned boutique bed and breakfast hotel, offering accommodation to our discerning guests in the heart of Scotland's capital city.
As well as stylish, comfortable bedrooms and delicious breakfasts, we offer a fully licensed bar where our guests can unwind with a beer or sample our range of single malt whiskies. We have 27 bedrooms, ranging from smaller rooms for single occupancy to large family suites. The glorious Findlay Room creates a unique space for meetings, events and funeral teas.
The B+B concept is the brainchild of a group of like-minded professional hoteliers who have rewritten the rules, and created a new style of bed and breakfast hotel for the 21st century.

We serve Full Scottish Breakfast which is freshly cooked to order and which features such traditional items as haggis and square sausage! Breakfast is served from 07:30 - 10:00 hrs Monday to Saturday and from 08.00 - 10:30 hrs on Sundays and bank holidays in the light and airy breakfast room on the ground floor of the building.
We use local organic produce where possible and all of our ingredients are carefully selected for quality. Fresh teas and coffee are available all day from the ground floor.
The library is located to the front of the building on the first floor featuring floor to ceiling book cases, a small gallery area and a stunning open fireplace. Guest lap-top, daily newspapers, fresh coffee, teas, biscuits and hot chocolate, all available 24 hours a day.

The residents bar is located in the drawing room at the front of the hotel with views out to Rothesay Terrace. It is the perfect place to relax with a beer before dinner after a long day. Comfy seating, a great selection of beers, wines and of course... a large selection of malt whiskies make the bar at B+B Edinburgh a great place to unwind.
At B+B Edinburgh we also have a business centre with desks, large workspace, printer and stationary to help your business stay with us run smoothly.
The Findlay room, named after the original owner, is the original dining room. It features stained glass windows, 2 open fireplaces and a beautiful original ornate ceiling.
The room is perfect for private dinners, meetings and corporate events.
Parking in the city of Edinburgh has always been a bit of a hassle. B+B Edinburgh does not have its own parking facilities; however, we have managed to secure a fantastic parking deal for all guests staying with us. The best part is that the car park is less than 15 minutes' walk away.
We accept house-trained pets.
