The nearest railway station is Beccles which is 8 miles away. Waiting taxis are not available at the station. The nearest accessible station is Norwich which is 11 miles away. Taxis are available at the station. Cathedral Cabs offer a fleet of accessible taxis and can be contacted 24 hours a day on (01603) 472863

Key collection, welcome and car parking

There are two parking spaces on a gravel parking area to the front of the house which is approximately 21m/68ft from the front door. There are also two parking spaces on a hard drive area 11m/36ft from the front door.

The driveway has a gravel surface leading to a hard brick-weave surface. This is well-lit at night by a motion-sensor light.

There is one step to the door which is 110mm/4.25ins high.

There is a further step into the house. This is 130mm/5ins high and the front door is 810mm/32ins wide.

Assistance can be given with luggage.

Welcome Area

Guests are welcomed in the hallway, which is level throughout with a flooring of short-pile carpet. The area is evenly and well-lit with overhead lighting.

There is no seating available but seating can be provided on request.

A magnifying glass, pen and pad of paper are available on request.

Guests are shown the dining room, Novus, and their bedroom.

Public areas: halls, stairs & landing

All public areas, halls, stairs and the landing are well-lit using a combination of ceiling and wall lights.

There is short-pile carpet on the stairs hall and landing and an area of slate slabs in the inner hall before you get to the stairs.

There is one step of 150mm/6ins down to reach the inner hall.

There is a continuous flight of thirteen 200mm/ 8ins steps to the first floor with a handrail on one side.

The Barn is fully centrally heated throughout but temperatures can be adjusted in The Hayloft to suit individual requirements.

There are automatic audible smoke alarms throughout the Barn. In the event of an emergency, someone will come to your room and assist you should you require.

The Hayloft Hayloft Bed & Breakfast room

The guest room is accessed by means of the stairs as previously described and is approximately 3m/10ft from the top of the stairs. The door to The Hayloft is 750mm/29.5ins wide.

The room provides a seating area, bedside tables, a combination wardrobe and a dressing table. The two-seater sofa has a seat height of 480mm/19ins and the chair to the dressing table has a seat height of 470mm/18.5ins from the floor. There is a large footstool which has a height of 390mm/15.5ins from the floor.

The height of the bed from the top of the mattress to the floor is 585mm/23.1ins. Blocks to raise the height of the bed are available on request. Access to the bed is available both sides

The room is bright and evenly lit. Overhead lighting is controlled by a dimmer switch. There are bedside lights on either side of the bed. The Hayloft has two flat-screen Free-view digital TV’s both with remote controls and subtitles available.

The Hayloft offers good colour contrast between the floor, walls and door and the carpet is short-pile throughout with no rugs. All bedding is non-feather.

A vibrating alarm clock is available on request.

En-Suite Bathroom

The Hayloft has an en-suite bathroom with a door opening of 730mm/29ins.

The “P-shaped” bath has an integrated shower cubicle. A non-slip bath-mat is available on request.

The toilet height is 400mm/15.7ins.

The wash-basin height is 830mm/32.5ins. There are lever taps on the wash-basin and bath.

The en-suite is well-lit with wall-mounted spot-lights.

There is a good colour contrast between the door, floor, walls and towels. The floor is non-slip laminate.

Public areas – NOVUS, the dining room

The entrance to Novus is via a shallow slope leading to an entrance door 860mm/34ins wide.

Dining tables are rectangular with four legs 635mm/25ins from the floor to the lowest point of the table (under-space). The tables are 750mm/29.5ins high with free space all around them.

The dining chairs (all moveable) have padded seats but no arms. The seat height from the floor is 440mm/17.25ins. A further two dining chairs are available with padded seats and arms. The seat height from the floor is 460mm/18ins.

The floor covering inside the entrance to Novus is a short-pile door-mat leading to wood laminate flooring.

Double French Doors lead out to the garden via a gentle slope. The width of a single door is 900mm/35.5ins. The combined width of both doors, when open, is 1860mm/73.25ins.

Throughout, lighting is by natural daylight and, by night, overhead lighting complemented by spot-lights placed around the room.

Novus has good colour-contrast between the floors, doors and walls. Doors are white and/or glass with walls and floors darker in colour.

We are able to cater for varying dietary requirements and are also able to offer evening meals. Please advise us of your requirements when booking.

Meals are served but guests can help themselves to cereals, fruits, yoghurts, juices and toast. Assistance is available when requested.

Public toilet

There is a unisex downstairs toilet, which is available to guests.

The toilet is located off the hallway and is accessed via a 730mm/28.75ins door. There is one step of 150mm/6ins linking the inner and outer hallway.

The toilet height is 400mm/15.7ins.

The wash-basin height is 800mm/31.5ins and has a lever tap.

The toilet is well-lit with an over-head double spot-light. The flooring is laminate.

Additional Information

All areas of The Tithe Barn have good colour contrast between the floors, doors and walls. Generally, doors are dark and door-frames are white with walls darker in colour.

The mobile ‘phone reception is good and free Wi-Fi facilities are available.

The nearest Hospital with an A&E unit is the Norfolk & Norwich University Hospital which is 14 miles away. The nearest Doctor’s surgery is one mile away. The telephone number is 01508 520222. Should you need a doctor urgently when the practice is closed, telephone 111.

Norwich operates a Shopmobility scheme at the Chapelfield Shopping Centre on Level 1 of the car park. The service offers loan of scooters, electric wheelchairs and manual wheelchairs to people who are either temporarily or permanently disabled and to elderly people with walking difficulties.
